1. Definitions

In these Terms and Conditions, the following terms have the meanings set out below:

• "Cassorin" / "we" / "us" / "our" — Cassorin, a property consultancy registered and operating in Penang, Malaysia.
• "Client" / "you" / "your" — any individual or entity that engages our services or accesses our website.
• "Services" — the consultancy and coordination services described on our website, including Tenant Representation, Curated Residence Selection, and Concierge Move-In Coordination.
• "Agreement" — these Terms and Conditions, together with any service agreement entered into between you and Cassorin.
• "Website" — the Cassorin website accessible at https://cassoils.pro.

2. Acceptance of Terms

By contacting Cassorin, submitting our contact form, engaging our services, or accessing our website, you agree to be bound by these Terms and Conditions.

You must be at least 18 years of age and have full legal capacity to enter into an agreement with us. By engaging our services, you confirm that you meet these requirements.

3. Service Description

Cassorin provides property rental consultancy services in Penang, Malaysia. Our services are designed to assist clients in finding, evaluating, and securing suitable rental accommodation. We act in an advisory and coordination capacity and do not ourselves own, lease, or manage any residential properties.

The specific scope, deliverables, and fees for each engagement are confirmed in a written service agreement provided to you prior to commencement.

4. Client Responsibilities

By engaging our services, you agree to:

• Provide accurate and complete information to assist us in delivering the services
• Communicate promptly and honestly regarding your requirements and preferences
• Attend or make yourself available for viewings and consultations as agreed
• Make timely decisions and inform us of any changes to your requirements
• Not engage other agents or consultants for the same purpose during an active engagement without informing us

5. Fees and Payment

Our service fees are as follows:

• Tenant Representation Service: RM 2,900
• Curated Residence Selection: RM 4,650
• Concierge Move-In Coordination: RM 6,650

All fees are stated in Malaysian Ringgit (MYR) and are inclusive of applicable taxes unless otherwise stated. Payment terms will be set out in your individual service agreement. Services will generally commence upon receipt of a confirmed deposit or full payment as agreed.

We do not accept liability for exchange rate fluctuations affecting clients paying in foreign currency.

6. Cancellation and Refunds

Cancellation terms are set out in your individual service agreement. In general:

• Cancellations made before commencement of service may be eligible for a partial refund at our discretion
• Once a service has commenced, fees are non-refundable for work already performed
• We reserve the right to decline to commence or continue a service engagement in exceptional circumstances

7. Intellectual Property

All content on our website — including text, design, photography, and branding — is owned by or licensed to Cassorin. You may not reproduce, distribute, or use this content without our prior written consent. Any materials prepared by us as part of your service engagement (such as property profiles or local guides) are provided for your personal use only and may not be shared with third parties or used commercially.

8. Disclaimers

Our services are provided in good faith based on our experience and the information available to us. We make no representation that any particular property will be available, that any tenancy will be successfully concluded, or that specific outcomes will be achieved.

Our consultancy services do not constitute legal, financial, or investment advice. Clients are encouraged to seek independent professional advice on any matter of particular significance, including review of tenancy agreements by a qualified legal advisor.

9. Limitation of Liability

To the fullest extent permitted by Malaysian law, Cassorin's liability to you for any claim arising from our services shall not exceed the total fees paid by you for the relevant engagement.

We shall not be liable for indirect, consequential, or economic losses, including loss of opportunity, loss of profits, or losses arising from the actions or omissions of third parties (including property owners, agents, or service providers).

10. Confidentiality

Both parties agree to treat as confidential any information shared during the course of the engagement that is not publicly available. This obligation survives termination of the service agreement.

11. Termination

Either party may terminate a service agreement by providing written notice in accordance with the terms set out therein. Termination does not affect any rights or obligations accrued prior to the termination date. Provisions relating to intellectual property, confidentiality, disclaimers, and limitation of liability shall survive termination.

12. Governing Law and Disputes

These Terms and Conditions are governed by the laws of Malaysia. Any disputes arising under or in connection with these terms shall be subject to the jurisdiction of the courts of Malaysia. We encourage parties to attempt informal resolution before initiating formal proceedings.

13. Changes to These Terms

We may update these Terms and Conditions from time to time. The current version will always be available on this page with the date of last update. Continued engagement with our services following any changes constitutes your acceptance of the revised terms.
